About Kiraku Tei Kiyomizu

Kiraku Tei Kiyomizu is a whole-house rental accommodation quietly nestled in a serene alley of Ishibe Koji in Kyoto's Higashiyama district. The stone-paved street lined with traditional townhouses retains the authentic atmosphere of Kyoto, and while within walking distance of famous sites like Kodai-ji Temple, Kiyomizu-dera Temple, and Gion, it offers a tranquil retreat in a special corner where time flows peacefully.

The traditional two-story wooden building features a fully equipped kitchen and counter on the first floor where private chefs can be invited, along with a living room and tatami room overlooking the garden. The second floor houses a spacious bedroom and a large bathtub where guests can enjoy the fragrance of Japanese cypress, providing a quiet respite from travel fatigue.

In terms of architecture and design, the depth and sense of enclosure created by Ishibe Koji itself is considered an inherent value of the stay, emphasizing a continuous experience from the approach through the alley to the interior of the accommodation.

Comment from Architect Shinya Kojima, kooo architects

"The low stone walls lining Ishibe Koji create a unique worldview and sense of security the moment you step into the alley. In this project, we emphasized that the experience as an accommodation does not complete within the building's interior alone, but continues from the approach through this alley. Using materials that echo the surrounding environment—stone, wood, and earth—and maximizing the traditional Kyoto townhouse's inherent ability to bring in light and wind through modest openings, we aimed for a design that quietly connects to the charm of the streetscape."

To deepen this spatial experience, dedicated staff will provide attentive support throughout the stay, assisting with restaurant arrangements and sightseeing consultations, attending to each guest's individual journey. It is an accommodation where guests can deeply savor their own time in a private and luxurious space.

About Kiraku Tei's Business Model

Kiraku's new brand "Kiraku Tei" is an accommodation business that regenerates and operates valuable traditional houses and other underutilized assets dormant in local areas together with owners (investors/partners). Starting from the desire of individual and corporate investors to "create their own second home in a region of Japan," the company provides comprehensive support from property acquisition assistance to renovation planning and operational design. Owners can stay privately while also operating the property as an accommodation during unused periods, welcoming domestic and international guests. "Kiraku Tei" is a real estate utilization business model that balances residential comfort with business viability. Kiraku carefully reads the inherent potential value of each property and the charm of the surrounding area, as well as the cultural interests, philosophy, and passion of each individual owner, reflecting these in the detailed spatial design and experience. By creating unique accommodations that differ from standardized offerings, they generate truly one-of-a-kind value.
