Background and Purpose
In response to the reuse of idle and aged real estate, which has been recognized as a social issue in recent years, this project is positioned as a "conversion-type hotel regeneration" that transforms an aged building into hotel use. By integrating real estate regeneration and hotel operations, the project has established an "urban hotel model through aged building regeneration" that enables stable operations even with a small-scale facility of just 2 rooms.
RealGate × SQUEEZE Collaboration

This project is a collaborative effort between RealGate, which has extensive experience in regenerating aged buildings, and SQUEEZE, which handles hotel operations and solution provision.
RealGate has a track record of regenerating over 100 aged buildings, mainly in urban areas, and has promoted urban development through mixed-use developments that integrate urban activities such as shared offices, shops, and event spaces. This facility aims to create new flows of people and economic circulation in the area by adding "accommodation = hotel" as a function that connects the city's day and night, as an extension of that work.
Meanwhile, SQUEEZE operates 40 hotels and apartments across the country and has built an operational model that can succeed even on a small scale, based on efficiency, using knowledge cultivated in the field. Under the "One Platform" centered on the proprietary operation platform "suitebook," the company is developing DX operations that seamlessly connect operations, management, and data.
By combining the roles of both companies, a project that integrates aged building regeneration and hotel operations has been realized.

Design Concept and Facility Features
This facility inherits the history of a building that has been carefully used for more than half a century, adopting a spatial design that makes use of the texture of materials such as wood, iron, and concrete, with "inherited materials" as the theme.
The design assumes aging and is set up so that the accumulation of time can be felt.
Also, with SHIFT = "change," "move," and "flexibility" as keywords, the facility envisions a stay where guests can freely spend time according to various styles such as travel, work, and living.

The room configuration accommodates group stays and is equipped with facilities that support medium- to long-term stays, such as kitchens and washing machines.
During the stay, guests can experience Hatagaya's culture and atmosphere by walking around the city using the hotel as a base, through the "Hatagaya Map," which introduces local restaurants and shops.
