SEION Co., Ltd. (headquartered in Yamanakako, Minamitsuru District, Yamanashi Prefecture) is beginning membership sales for "HOTEL SEION FUJI (Hotel Seion Fuji)," a private resort limited to one group per day.
The new "SEION Membership," available from 6 nights a year, offers the joy of owning a vacation home while easing the burden of maintenance and unnecessary usage days. About an hour and a half by car from Tokyo, it proposes a new resort lifestyle where members can visit on a whim and spend time as if it were their own vacation home.
SEION has also acquired land for its next location in the Kawaguchiko area and plans to develop a new, mutually usable facility there. Going forward, the company aims to keep expanding locations centered around distances that are easy to visit from Tokyo, each offering different architecture and design, building toward a membership where every stay becomes "a place to return to."
About HOTEL SEION FUJI
HOTEL SEION FUJI is a private resort hotel in Yamanakako, Yamanashi Prefecture, limited to one group per day at a single building per location. The name SEION carries the meaning of "quietude" (静穏). Choosing locations with few surrounding buildings, wrapped in forest quiet, each independent private resort is developed as its own single building. While many membership resorts place multiple buildings, or multiple rooms, at one location, SEION aims to be a new resort brand in which a single building itself constitutes a single location.

The architecture was designed around the coexistence of two kinds of richness: time spent with others, and time spent facing oneself. The open living and dining area naturally becomes a space where family and friends gather.

Each bedroom, meanwhile, has its own independent washroom, toilet, and bath, with a thorough focus on privacy. The property also features an open-air bath, a cold-water bath doubling as a spring-water bath drawn from the northern foot of Mount Fuji, a private sauna, and a balcony with a small courtyard garden and ceilings up to 5 meters high, so guests can spend their time as they wish.

Existing ownership- and usage-right-based memberships have their own challenges. Even when the annual number of usable nights is set high, many members say they cannot use them all. As a result, sale prices and maintenance fees climb, leaving members owning something they don't use.
SEION Membership rethinks that approach. By designing around 6 nights a year, a number members can genuinely use in full, it keeps prices and monthly management fees down without compromising on architecture or the guest experience. That is SEION's idea of a new value: "a place to return to." Rather than selling a large number of nights, the company aims for a membership that lets members treasure each day they use.

SEION Membership is a new vacation-home membership designed around genuinely being able to use all of it. Two plans are available depending on lifestyle, 6 nights a year and 10 nights a year, and by appropriately designing the number of usable nights, the sale price and monthly management fees stay affordable while maintaining high-quality architecture and service.
Rather than selling all 365 days of the year to members, SEION reserves part of the calendar for hotel operation and opens booking priority to members, balancing ease of reservation with stable operations.

Staying a "Place to Return To"

SEION aims not simply to sell memberships but to remain, even 20 years from now, a place guests still want to return to.
Through conversations with many vacation-home owners and members of membership resorts, SEION learned that while buildings gain character over the years, the burden of maintenance costs grows heavier as facilities need updating and repair. Across both ownership- and usage-right-based memberships built around long-term use, many cases see management fees revisited once facilities pass the 20-year mark and need updating.

For that reason, SEION Membership sets its usage period at 20 years. Using that span as a benchmark for how long a building and its facilities can be kept in good condition, SEION wants to be a membership that lets members choose a new location as their life stage and values change over time.
To flexibly accommodate changes in lifestyle and family composition, the usage right can also be transferred, and SEION plans to offer a brokerage service for this in the future. In addition, rather than selling all 365 days to members, operating part of the property as a hotel helps maintain facility quality and fund ongoing capital investment, supporting an environment members can use with peace of mind over the long term.
